Be Aware as You Prepare to Sell Your Home - RealEstate.com

Declutter, clean, paint, mow, plant, refinish, replace and renew; all words commonly found in blogs, magazine articles and books advising you how best to prepare your home for a quick sale at top dollar. You can do 99 percent of the right stuff to make your house look stellar, but if you let 1 percent of the wrong stuff slip through the cracks, it may be that one tiny thing that kills a potential offer. Worse yet, negative ?reviews? of your house can be exaggerated and widely spread through your neighborhood and the real estate community, possibly scaring away the perfect buyer.

A Rose by Any Other Name?

Make sure your house is clean before putting it on the marketWhat types of things might be on that 1 percent list? One of my employees searching for a small fixer-upper second home in Arizona came across many unthinkable situations in average homes. Smells were a big one ? from dogs, cats and dirt ? but the worst house had a combination of all three along with an eye-stinging smell of urine. They held their noses and couldn?t get outside quickly enough. It was a large house in a good neighborhood, and probably fixable at the right price, but they couldn?t stay in the house long enough to evaluate it, even after making a repeat visit.

Let Sleeping Things Lie

No, please don?t. Just because your teenager likes to sleep until early afternoon, please don?t invite potential buyers into your house until you have done a complete sweep for animals and kids hiding under the covers. It just so happened that my employee and her real estate agent were unpleasantly surprised more than once by occupants stirring from their sleep in a back bedroom.

Lights Out

Another big no-no. Drapes drawn, unlit lamps and light switches in the ?off? position can give the impression that a stakeout is in progress. There is good reason on a hot summer afternoon to have shades drawn and lights low to keep things cool, but if you are trying to sell your house, you need to keep things turned on and opened up in order to highlight the best features of each room. Incandescent lamp lighting is most flattering to the human complexion, so if you truly want buyers to say they can ?see? themselves living there, then help them to see themselves at their best in ?their? home.

Leave lights on when selling your home Picture via cotedetexas.blogspot.com

Pictures ARE Worth a Thousand Words

Don't take pictures of your home, or show it to buyers, when it's messyBefore any buyer even thinks of stepping into your listed house, he or she has seen many pictures of it before asking to see the real thing. Don?t reduce your odds of a showing by displaying unflattering pictures of your fantastic home. You don?t need to hire a professional photographer or buy a fancy new camera just to market your home. Do take clear, well-lit and composed (aka staged or styled) pictures of the best parts of the house.

Leave kids, animals, paper piles, open cupboards, and your bathroom toiletries out of the pictures.?Your house can be beautifully staged, but if the pictures on the real estate websites don?t get your ?customer? in the door, then your staging dollars and efforts will not even get one chance to pay off. Tell your buyers with pictures what you can?t tell them with words.

One Bad Apple ?

Can spoil the whole bunch. Remove the bad apples and polish up the good ones. Homebuyers are savvier than you may think. Even though you have never met them, you are preparing your home to become theirs, and you only get one shot at it. Don?t spoil their first or last impression.

Warmly,

Facebook's Android Homescreen Could Expose Apple's Inflexibility

Game Of Phones SigilsThe mainstream has had little reason to care that Android gives developers much more customization freedom than iOS. But if Facebook's fabled Android homescreen is a hit, the stubbornness of Apple's closed mobile platform could be framed as a drawback after years of its cohesive design and ease being seen as assets.

Get Guaranteed Pixel Perfect Banner Designing Service | Business

Are you in dire need for attractive banner designs for your internet-based business? One way of getting more people to visit and linger long enough to know what you are offering on your site is an eye-catching banner ad. I had dilemmas before in finding a website that offers a dependable Banner Creation Service since there are many that seem to bid effective services.

Fortunately, my former classmate referred me to the website of a Banner Creator. He said that the good quality of the banner ads of his online hardware store has helped made his business successful. More and more people order from his online store since he started using these banners. According to him, the website guarantees a pixel perfect design for their Banner Designing Service that makes the ad more attractive to visitors. When I checked out the website, I found samples in their portfolio. These ads really look interesting and I knew that very moment that it was what I needed to boost my business. They were good in combining colors that make the banners attention-grabbing. I decided to try them myself for my own website. I noticed the difference before and after utilizing those ads. I gained new costumers who told me that they became more aware about my site and my products because of my striking banner ads.

Without my former classmate?s suggestion, my website would have remained boring and dull. I am grateful that he shared with me one of the factors that made him a successful entrepreneur, which is the website.

Armenia opposition chief ends hunger strike, calls for protests

YEREVAN (Reuters) - Defeated Armenian presidential candidate Raffi Hovannisian said on Friday he was ending a hunger strike over allegations President Serzh Sarksyan rigged last month's vote, but vowed to continue street protests.

Armenia's Constitutional Court has rejected challenges lodged by Hovannisian over the February 18 poll which Sarksyan won with 58.6 percent of the vote. Hovannisian came second with 37 percent.

The head of the opposition Heritage Party said he would end his two-week-old hunger strike on Easter Sunday to make sure he had enough energy to keep up his political work.

"I will complete my modest hunger strike, which was for the sake of faith, Motherland, peace and the future," Hovannisian told supporters gathered in a central square of the capital Yerevan.

He called on supporters to hold a rally during Sarksyan's inauguration ceremony on April 9.

Hovannisian, a U.S.-born former foreign minister of the landlocked ex-Soviet republic, sent 70 complaints to the electoral commission, which responded by saying the documents were based neither on facts nor legal evidence.

International monitors described the poll as an improvement on previous ones but said it lacked real competition after some of Sarksyan's rivals decided not to run.

Foreign governments and investors are watching for any sign of instability in the country which lies in the volatile South Caucasus region, crossed by pipelines carrying Caspian oil and natural gas to Europe.

Landlocked Armenia has a tense relationship with neighboring Azerbaijan over the mountainous enclave of Nagorno-Karabakh, which is inside Azeri territory but has been controlled by ethnic Armenians since a war in the 1990s.

Vine enables video embeds, keeps web viewers in the loop

Vine switches on video embeds, keeps web viewers in the loop

Vine video posts have had an ephemeral quality when there's been few ways to show them off outside of catching a web link the moment it appears. There's a better way to make those six seconds last an eternity now that the Twitter-run service offers support for embedding its loops on the web. As long as you have access to an existing web link or share a clip through an updated iOS app, you can get HTML code to embed a video in two styles and three different sizes. While it's not quite the expanded platform support that some are hoping for, embedded viewing does make it easier to see what Vine is about -- and potentially delight (or annoy) blog readers who'd have otherwise missed your ultra-short movie projects.

In-App Purchase Revenue Hits Record High: Accounts For 76% Of U.S. iPhone App Revenue, 90% In Asian Markets

iap-revenue-over-timeThough it’s well-known that many of today’s mobile applications generate revenue through in-app purchases, a new report released today shows how powerful this money-making mechanism has become. In January 2012, just over half (53 percent) of iPhone App Store revenue in the U.S. was attributed to in-app purchases, but as of last month, that number has climbed to a record 76 percent. The figure varies by region, however. In Germany, for example, it’s lower – only 61 percent of revenue in February came from these in-app sales. Meanwhile, in Asian markets the number soars. In Hong Kong, Japan, China and South Korea, at least 90 percent of all revenue comes from in-app purchases. These findings are revealed in the latest report from app store analytics firm Distimo, which took a deep dive into the data in this month’s report. In particular, the report examines trends here in the U.S., looking at the business models chosen by app publishers who are using in-app purchases in their mobile applications on the iPhone. Not surprisingly, Distimo found that the majority (71 percent) of apps were “freemium” applications, meaning that the app itself was free, but other features, virtual goods, extra levels, services, upgrades, and more are available for sale once the app is on the iPhone. Another 5 percent of apps using in-app purchases were paid applications, and around a quarter (24 percent) of iPhone apps in the U.S. were paid applications only, without in-app purchases involved. In a crowded App Store where there are now some 800,000+ iOS applications to choose from, developers find it more difficult than ever to have their apps discovered, much less installed. Putting a price tag on the app itself is something that’s seen as a barrier to entry for curious or casual users, especially given that Apple’s App Store has yet to implement a “try before you buy” option, similar to what Google’s Android app marketplace, Google Play, offers through easy-to-access refunds and subscription content trials, for instance. App developers competing for precious homescreen space have clearly been cornered into adopting this business model, even though at times (and certainly in children’s applications) it can almost come across as?disingenuous, or even shady, when not properly advertised. And the move toward more freemium, in-app purchase based (IAP) apps is still?occurring. As noted above, more apps are generating revenue through this method than just a year ago. Looking

Putin: Raids on NGOs are to check foreign funding

MOSCOW (AP) ? Russian authorities are raiding non-governmental organizations to make sure they comply with a law intended to stem foreign meddling in Russian politics, President Vladimir Putin said Thursday.

Activists have criticized the sweeping searches of as many as 2,000 NGOs across the country as an attempt by the Kremlin to intimidate its critics. France and Germany have summoned Russia's ambassadors to explain the searches, while the U.S., Britain and the EU have expressed concern.

Russia's rights ombudsman, Vladimir Lukin, asked Putin about the raids, saying they have been conducted for no apparent reason.

Putin responded that the goal was to "check whether the groups' activities conform with their declared goals and whether they are abiding by the Russian law that bans foreign funding of political activities."

Hours before he spoke, the prosecutor general's office said the raids aimed to weed out underground groups and combat money laundering.

A recent law requires all NGOs with foreign funding that engage in vaguely defined political activities to register as "foreign agents." Leading Russian NGOs have denounced the law as impossibly vague.

Although rights activists such as Amnesty International and Human Rights Watch have faced the most pressure, the Russian searches have also affected groups offering French-language courses in Siberia and those promoting bird-watching.

Pavel Chikov, a member of the presidential human rights council, said Russian agencies with no connection to the new law ? including the fire, labor and health departments ? had joined the checks.

"The prosecutor general's office has become a kind of repressive machine, instead of serving as institution that enforces the law," fellow council member Sergei Krivenko said Thursday.

In Washington, U.S. State Department spokeswoman Victoria Nuland slammed what she called a Russian "witch hunt" against non-governmental organizations.

"These inspections appear to be aimed at undermining important civil society activities across the country," Nuland told reporters, adding that the U.S. ambassador to Russia, Michael McFaul, has expressed his displeasure to Russian Deputy Foreign Minister Sergei Ryabkov.

Nuland said the laws passed last year by Moscow impose "harsh restrictions on NGO activity in Russia."

"They are chilling the environment for civil society, which is taking Russian democracy in the wrong direction," she added.

Nuland said the U.S. was continuing its support for Russian advocacy groups, using platforms outside of Russia to direct funds to organizations.

Putin, who returned to the presidency in May, has repeatedly accused NGOs of being fronts allowing the U.S. government to interfere in Russia's affairs.

'Breaking Bad' script missing after car break-in

ALBUQUERQUE, N.M. (AP) ? A man accused of breaking into "Breaking Bad" actor Bryan Cranston's car late last year and stealing a script for the popular television show set in New Mexico has been arrested, authorities said Monday.

Bernalillo County Sheriff's officials said Xavier Macafee, 29, was being held on suspicion of burglary.

Macafee, of Albuquerque, was booked into jail last Friday and made his initial court appearance Monday, according to authorities who didn't immediately know if he had a lawyer.

Deputy Aaron Williamson, a spokesman for the sheriff's department, said none of the stolen items have been recovered but detectives were investigating the case.

He said other items reported taken from Cranston's car were an iPad, a shoulder bag and "miscellaneous personal items."

Cranston's car was broken into Dec. 20 while it was parked at Sandia Peak, authorities said.

The award-winning AMC TV series is set in Albuquerque and is filming its fifth and final season in and around the city.

"Breaking Bad" follows Cranston's character Walter White producing and selling methamphetamine with a former student named Jesse Pinkman, who's played by Aaron Paul.

A call to AMC network officials in California for comment on the script theft wasn't immediately returned Monday afternoon.

Cyprus reaches 'painful' solution to secure rescue

NICOSIA, Cyprus (AP) ? Cyprus clinched a last-minute solution to avert imminent financial meltdown early Monday after it agreed to slash its oversized banking sector and inflict hefty losses on wealthy depositors in troubled banks to secure a 10 billion euro ($13 billion) bailout.

The deal, described by the country's politicians as "painful", was agreed with euro finance ministers in Brussels just in time. The European Central Bank had threatened to cut off crucial emergency assistance to the Cyprus's embattled banks after Monday if no agreement was reached.

Without that funding, Cyprus's banks would have collapsed, dragging the country's economy down with them and threatening the small Mediterranean island's membership of the 17-strong group of European Union countries that use the euro ? all of which would have sent the EU's markets spinning.

"It's not that we won a battle, but we really have avoided a disastrous exit from the eurozone," Finance Minister Michalis Sarris said in Brussels.

Markets in Europe reacted positively, opening sharply higher, and the euro was back near $1.30.

The mood in Nicosia was more somber, however.

"This decision is painful for the Cypriot people. This decision was a defeat of solidarity, of social cohesion, which are fundamental freedoms, fundamental principles of the European Union," Parliament President Yiannakis Omirou told AP.

"So as soon as possible we have to prepare our economy to go out from the mechanism and the troika," he said, referring to the bailout agreement and the three-member delegation from the European Commission, International Monetary Fund and ECB who oversee implementation of bailout measures.

Banks in Cyrpus have been closed for more than a week in Cyprus while politicians wrangled on how to raise 5.8 billion euros ($7.5 billion) to qualify for the rescue. An alternative was needed after the country's lawmakers resoundingly defeated the initial plan which would have seized up to 10 percent of funds in people's accounts in all banks.

While cash has been available through ATMs, many machines have quickly run out. Daily withdrawal limits of 100 euros were imposed on ATMs of country's two troubled lenders, Laiki and Bank of Cyprus, on Sunday. All banks are scheduled to reopen Tuesday.

Under the new plan, the bulk of the funds will be raised by forcing losses on wealthy savers in two of the country's banks, with the remainder coming from tax increases and privatizations.

Laiki, the country's second-largest bank, will be restructured, with all bond-holders and people with more than 100,000 euros in their accounts facing significant losses. The bank will be dissolved immediately into a bad bank containing its uninsured deposits and toxic assets, with the guaranteed deposits being transferred to the nation's biggest lender, Bank of Cyprus.

Deposits at Bank of Cyprus above the 100,000 euro insured level will be frozen until it becomes clear whether or to what extent they will also be forced to take losses. The money from those deposits will eventually be converted into bank shares. German Finance Minister Wolfgang Schaeuble said he expected a bit more than 50 percent of savings at Bank of Cyprus will be involved in the swap.

It is not yet clear how severe the losses would be to Laiki's large bank deposit holders, but the euro finance ministers noted the restructure expected to yield 4.2 billion euros overall. Analysts have estimated investors might lose up to 40 percent of their money.

The plan agreed Monday does not need extra approval from Cyprus's parliament because the losses are part of a restructuring of the island's banks ? which would come under legislation passed last week ? and not a tax.

To further secure Cyprus's economy, the size of the country's banking sector ? worth up to eight times the country's gross domestic product of about 18 billion euros? must also be drastically reduced , said Jeroen Dijsselbloem, who chairs the meetings of the eurozone's finance ministers.

The international creditors also said the country's business model of attracting foreign investors, including many Russians, with low taxes and lax financial regulation had backfired and needed to be reformed. The country would also have to cut its budget, implement structural reforms and privatize state assets.

Russia's prime minister on Monday slammed the deal, saying the agreement was tantamount to theft: "In my opinion, the stealing of what has been stolen continues there."

Moscow has been worried about the crisis in Cyprus with Russian citizens holding as much as 20 billion euros ($26 billion) in Cypriot banks.

Russian Deputy Prime Minister Igor Shuvalov also expressed concerns over the impact of Monday's decision.

"Despite all the assurances that we're receiving from the European Commission we fear that this (decision) could affect the stability of the euro, the stability of the eurozone and would send shockwaves to deteriorate the situation on the whole," he said.

Germany's Schaeuble, however, rejected the idea that the deal was a defeat for European solidarity.

"Cyprus is in a serious crisis, it needs help; Cyprus is getting that help," he said. "Europe is showing solidarity, Europe continues to show solidarity, but aid only makes sense and is only responsible when it overcomes the causes that lead to such crises."

He insisted that the deal was "the best possible way for Cyprus out of this crisis ... but it still is not a comfortable way."

Several national parliaments in eurozone countries such as Germany must approve the deal, which might take another few weeks. EU officials said they expect the whole program to be approved by mid-April.

Cyprus has been shut out of international markets for almost two years. It first applied for a bailout to recapitalize its ailing lenders and keep state finances afloat last June, but negotiations stalled. The uncertainty around the tiny nation of about 800,000 had shaken the entire eurozone of 300 million people, even though Cyprus only makes up less than 0.2 percent of the eurozone's economy.

The new measures are likely to deepen the recession in Cyprus.

"Nobody doubts that the Eurogroup decision and the agreement for our country's loans from the troika is a very painful agreement," said Nicholas Papadopoulos, head of Parliament's finance committee. "The consequences for the Cypriot economy and the daily lives of all the citizens will be seen in practice."

Super batteries? Hybrid ribbons a gift for powerful batteries

Mar. 25, 2013 ? Hybrid ribbons of vanadium oxide (VO2) and graphene may accelerate the development of high-power lithium-ion batteries suitable for electric cars and other demanding applications.

The Rice University lab of materials scientist Pulickel Ajayan determined that the well-studied material is a superior cathode for batteries that could supply both high energy density and significant power density. The research appears online this month in the American Chemical Society journal Nano Letters.

The ribbons created at Rice are thousands of times thinner than a sheet of paper, yet have potential that far outweighs current materials for their ability to charge and discharge very quickly. Cathodes built into half-cells for testing at Rice fully charged and discharged in 20 seconds and retained more than 90 percent of their initial capacity after more than 1,000 cycles.

"This is the direction battery research is going, not only for something with high energy density but also high power density," Ajayan said. "It's somewhere between a battery and a supercapacitor."

The ribbons also have the advantage of using relatively abundant and cheap materials. "This is done through a very simple hydrothermal process, and I think it would be easily scalable to large quantities," he said.

Ajayan said vanadium oxide has long been considered a material with great potential, and in fact vanadium pentoxide has been used in lithium-ion batteries for its special structure and high capacity. But oxides are slow to charge and discharge, due to their low electrical conductivity. The high-conductivity graphene lattice that is literally baked in solves that problem nicely, he said, by serving as a speedy conduit for electrons and channels for ions.

The atom-thin graphene sheets bound to the crystals take up very little bulk. In the best samples made at Rice, fully 84 percent of the cathode's weight was the lithium-slurping VO2, which held 204 milliamp hours of energy per gram. The researchers, led by Rice graduate student Yongji Gong and lead author Shubin Yang, said they believe that to be among the best overall performance ever seen for lithium-ion battery electrodes.

"One challenge to production was controlling the conditions for the co-synthesis of VO2 ribbons with graphene," Yang said. The process involved suspending graphene oxide nanosheets with powdered vanadium pentoxide (layered vanadium oxide, with two atoms of vanadium and five of oxygen) in water and heating it in an autoclave for hours. The vanadium pentoxide was completely reduced to VO2, which crystallized into ribbons, while the graphene oxide was reduced to graphene, Yang said. The ribbons, with a web-like coating of graphene, were only about 10 nanometers thick, up to 600 nanometers wide and tens of micrometers in length.

"These ribbons were the building blocks of the three-dimensional architecture," Yang said. "This unique structure was favorable for the ultrafast diffusion of both lithium ions and electrons during charge and discharge processes. It was the key to the achievement of excellent electrochemical performance."

In testing the new material, Yang and Gong found its capacity for lithium storage remained stable after 200 cycles even at high temperatures (167 degrees Fahrenheit) at which other cathodes commonly decay, even at low charge-discharge rates.

"We think this is real progress in the development of cathode materials for high-power lithium-ion batteries," Ajayan said, suggesting the ribbons' ability to be dispersed in a solvent might make them suitable as a component in the paintable batteries developed in his lab.

Co-authors of the new paper are Rice graduate students Daniel Hashim and Lulu Ma; research scientist Zheng Liu; former Rice visiting researcher Liang Zhan, now an associate professor at East China University of Science and Technology in Shanghai; and faculty fellow Robert Vajtai. Ajayan is the Benjamin M. and Mary Greenwood Anderson Professor in Engineering and a professor of mechanical engineering and materials science, chemistry, and chemical and biomolecular engineering.

The work was funded by the U.S. Army Research Office and the Office of Naval Research through a Multidisciplinary University Research Initiative grant and a National Science Foundation Graduate Research Fellowship grant.

5 Afghan police killed in suicide attack in east

(AP) ? Eight suicide bombers attacked a police headquarters in the eastern Afghan city of Jalalabad on Tuesday, killing five officers and wounding four others, a security official said.

An insurgent in a bomb-laden car detonated his vehicle in front of the Jalalabad Police Quick Reaction Force to start the attack, and another seven attackers wearing bomb vests then stormed the compound, police said. Three of those attackers blew themselves up inside the compound and the other four were shot by police during a gunfight that lasted more than an hour.

Nangarhar provincial police chief Mohammad Sharif Amin said some of the attackers were wearing uniforms resembling those worn by the U.S.-led NATO coalition.

Taliban spokesman Zabiullah Mujahid claimed responsibility for the attack.

Jalalabad is the capital of Nangarhar province, about 120 kilometers (75 miles) east of Kabul.

The attack occurred on the second day of a visit to Kabul by U.S. Secretary of State John Kerry.

Insurgents have in recent months been carrying out complex attacks involving car bombs and gunmen in bomb vests against government and police buildings around the country.

The attacks are expected to intensify as the traditional spring fighting season gets underway. Heavy snow and bad weather conditions usually put a damper on fighting during the harsh Afghan winter.

On March 14, the Afghan intelligence service seized a massive truck bomb packed with eight tons of explosives on the eastern outskirts of Kabul. They also killed five suspected suicide bombers and arrested two others during a raid to seize the truck.

The truck was apparently meant to carry out an attack on a NATO facility in the capital. According to Afghan intelligence, the truck bomb bore the hallmarks of the Haqqani network, which is known for conducting spectacular attacks.

Affiliated with the Taliban, the network is run by the Haqqani family and is based across the border in Pakistan.

Every white-sand inch of the breathtakingly beautiful Fijian island of Wakaya can be yours (all yours!) with the purchase of Rai Ki Wai, the island's 47-acre compound currently on the market for $6.95 million.

The island boasts five square miles of "private tropical paradise" in the heart of the South Pacific, according to Realtor.com. It features 22 kilometers of roads, a freshwater reservoir, an airstrip, a marina, jetty, village, church, gym, school and a recently upgraded runway, Wikipedia will have us believe. The listing tells us that it's abundant with banyan trees, tropical flowers, rainforest canopies and native fauna.

The 23,000-square-foot Rai Ki Wai itself features 10 bedrooms, 12 bathrooms, a gym, a lighted tennis court, boule court, volleyball court and a helipad. Oh, and it comes with its own "permanent and first-class staff" waiting to take care of your every need. Trying to find an extra $6.95 million now, aren't you?

Real estate firm Hilton & Hyland has the listing.
